About Big Dog Investments

We invest in properties that have positive cash flow or at the very least, neutral cash flow.  We look for properties that will appreciate in equity at a rate above or equal to the average in Alberta.  We specialize in properties, including single family homes, 4 plexes and up and downs.  All potential properties are analyzed thoroughly in both the financials and the quality of the property.  We take no short cuts.  We are long term investors and usually set a target of 5 years or more.  We watch the fundamentals of the market place and that is what makes our buying or selling decisions.

The Numbers

When we analyze a property, we take all expenses and income into account.  We look outside the box to see if there are other ways to produce more income once we buy. i.e. rent out garage.  Using our system, the rental from the property must cover ALL expenses. 

The Property

When we view a property, we do an extensive inspection covering everything, including the little things.  These points are checked off and comments may be added.  Pictures are taken of the whole property to be used later in analyzing the property.  Of course, if we do decide to put out and offer and it is accepted, we also call in a professional inspector. 

Alberta Investments

Our area of expertise is in Southern Alberta.  We are very familiar with Brooks and the outlying areas from there.  We are also looking at investment in Taber and Lethbridge.  All these towns and cities are growing at a tremendous rate with vacancy rates at an all time low.  The cost of housing in these towns have not appreciated like Calgary and there are still some very good investments out there.
